two rooms for September in Pender Island, British Columbia

I have two bedrooms that will be available in September! One is 450 the other is 500 utilities are currently about 40$/month but will go up when the hydro bill goes up!
You must be employed or in school full time, and be able to provide two references from previous landlords.
Being reasonably clean and mindful of other people's property is preferential. We have a you break it you buy it policy. We have a rotating chore board. They're simple and easy chores and won't take more than an hour.
One room can be furnished with a bed and dresser if requested. Street parking only. There is lots of it though. Previous borders have never had a problem.
Smoking of any kind is done outside only, there are at any given time six people in the house, one of them is a nightshift worker.
There are two dogs and two cats in the home already. We are open to the right dog coming to live with us. However the cats are territorial and will not tolerate another cat in the house. There are also several reptiles in the home as well.
